1. Self-Select Platform Closed to New Investments

What does it mean that Self-Select is no longer offering new investments?

It means that no new property loan investment opportunities will be made available through Self-Select. Existing investments at all stages — including loans that are performing, in arrears, in default or in recovery — will continue until they are repaid or reach maturity and will be actively managed throughout that period in line with the investment Collective Investment Management Agreement (CIMA) and Receivables Participation Agreement (RPA). Can I hold my Self-Select investments within an ISA or SIPP?

No. Investments made available through the Self-Select platform are structured as unauthorised Alternative Investment Funds and are not eligible to be held within a stocks and shares ISA.

Certain LendInvest listed bonds may be eligible for investment via an ISA or SIPP, subject to the terms of your individual arrangement. If you are considering this, you should check with your provider and / or financial advisor. Tax treatment depends on your individual circumstances and is subject to change.

Why has LendInvest taken this decision?

This is a commercial decision reflecting LendInvest’s strategic focus and evolving funding model, alongside broader market considerations.

Does this mean my money is being returned early or that investments are being exited?

No. Existing investments will continue. There is no early termination or forced exit as a result of this change. All existing loans will continue to be managed in accordance with their agreements in a managed rundown.

What happens to my account and records after all my loans are repaid?

Once all your loans have been fully repaid or recovered, we will contact you to confirm that your account is ready to close and explain the steps involved. Your transaction history, statements, and tax records will remain accessible for the required period. Further information is available in the User Agreement and Investor Privacy Notice.

Can I still withdraw money from my account?

Yes – Repayments and income from existing investments will continue to be credited to your account as they are received and can be withdrawn in accordance with normal account processes. 

How will I be kept updated on my investments during the run-off period?

There will be no material change to how we communicate with you. You will continue to receive repayments as normal where investments are performing in line with their terms.
Where a loan is in arrears, enforcement, or taking longer than expected to resolve, we will contact you separately with a specific update. You will also continue to have access to loan updates and account information via the platform, and our Investor Services team remains available via the usual channels.

What happens if I take no action?

You don’t need to take any action – your existing investments will continue to be managed as normal. You will receive repayments of interest and principal in line with the terms of your investments as loans are repaid. Repayments will be credited to your account and can be withdrawn at any time.

Any complaint will be reviewed in line with our obligations and applicable regulations.
If you remain dissatisfied with our final response, you may refer your complaint to the Financial Ombudsman Service (FOS) free of charge within six months of receiving that response.

What are the timelines for the process of closing my account?

The timeline depends on the loans you are invested in. Existing investments will continue to be managed in line with the terms of the underlying loans until they are repaid or recovered. Once all loans have been repaid and the available funds in your account have been withdrawn by you, your account will be automatically closed. 

Is LendInvest still regulated?

Yes, LendInvest is authorised and regulated by the Financial Conduct Authority, and continues to operate in line with regulatory requirements and communicate operational changes to the regulator as required.

What happens if a loan underperforms or defaults?

Loans that are in arrears, in default, or otherwise not performing will continue to be actively managed in line with our existing credit and recovery processes throughout the run-off period. This includes ongoing borrower engagement, monitoring, and, where necessary, appropriate remedial or enforcement action.

Where you are invested in a loan that is not performing as expected, we will continue to provide you with updates as that position progresses. The closure of the Self-Select platform does not change how these loans are managed or prioritised.

I asked you previously whether the platform was closing, and you didn’t tell me. Why not?

While we appreciate a small number of investors have contacted us in the past about the future of the platform, at that stage no formal decision had been taken – so we were not in a position to say anything further.  As is standard, we are only able to confirm changes once such a formal decision has been made, and the appropriate regulatory steps have been completed. We apologise for any confusion caused as we went through the process.
