Powering cheaper Buy-to-Let deals through tech, transitions, bridging and our EPiC star range

One of the benefits of being a lender with a broad product range underpinned wholly by technology is the ability to better support borrowers throughout every stage of their project. 

Whether it be through lowering the cost of borrowing or supporting easy transitions from one form of product to another, the whole process becomes simpler. 

We’ve done this consistently over the years, but never as comprehensively as with our EPiC Star range, which brings our bridging and Buy-to-Let products together to offer landlords even cheaper financing options for their greener properties.

How it works 

Our EPiC range offers our Buy-to-Let rates 10bps lower than our standard range for properties with an EPC rating between A-C. 

Our EPiC Star range offers them 20bps lower when a borrower uses our bridging finance to improve their EPC rating before exiting to a LendInvest term loan.

We see this commonly used with our Bridge-to-Let product, but applies to any bridging finance where the EPC rating is improved at the end of the loan. A borrower can transition to our Buy-to-Let products for rates 20bps below our standard range alongside a 25bps fee reduction too.

Refinancing is also made cheaper by free legals and free valuations on standard properties for bridging customers transitioning to a standard property Buy-to-Let mortgage.

Powered by tech 

Our process means brokers and borrowers alike can take advantage of the technology powering both our bridging and Buy-to-Let deals. 

From submitting the deal through our hassle-free portals, signing documents digitally, and managing cases all within their respective portal makes both sides of the deal incredibly simple. 

The operations team have the latest tools and integrated searches – such as Land Registry and Equifax – to help speed through the initial processing of deals. 

This should get simpler still in the future as it evolves, with the ambition being to make our bridging portal the hub for all of our products, including Buy-to-Let. 

The extra value for landlords

The goal of the EPiC Star product is to create awareness of impending changes and incentivise greener decisions from property investors and landlords, as well as thank them for their brand loyalty to us. 

Aside from just cheaper rates and cash savings on valuations and legals, this range should form the benchmark for all responsible lending in the future as we move to a more energy efficient future.
