January was a great month for the LendInvest bridging team, with a record number of applications submitted as brokers took advantage of faster, simpler submissions through the bridging portal. 

Here are some of the deals we recently completed:

A capital raise for a property investor looking to recuperate investments made in other properties, and fund further acquisitions.

Auction purchase of a terraced house, with the intention to convert the property into a 4 bedroom house.

Experienced developers purchased this freehold commercial building with company funds due to the timeframe needed to complete. They now wanted a bridging loan to replenish the funds used as they apply for planning, before exiting to development finance.

LTV: 75%

Auction purchase of an end of terrace house in need of full refurbishment to change into a 5-bedroom HMO.

Loan amount: £210,000

LTV: 75%

A capital raise against an unencumbered property to fund purchases at auction.
