How do Underwriters Evaluate your Project Strategy?
When evaluating a bridging loan, my primary focus is testing the real-world feasibility of the project. Bridging finance is short-term, high-velocity capital, which means there is very little room for operational friction. The narrative you present needs to demonstrate that the client’s hands-on experience, contractor setup, and project timeline align perfectly with the complexity of the works.
When a case lands on my desk, I evaluate the strategy through three core pillars:
- Experience vs. Complexity: For light cosmetic refurbs, first-time investors are welcome. For heavy refurbishment projects (where we can lend up to 85% LTV gross), I’ll need to see proven track records or experienced main contractors on the team.
- Realistic Timelines: If a client plans a full HMO conversion and tenant rollout in 3 months, that’s an immediate red flag. It is always safer to structure a 12-month bridge with built-in buffers, remembering that early repayment allows them to exit without penalty as soon as work finishes.
- Scope of Works: Providing an itemised schedule of works alongside current value and Gross Development Value (GDV) estimates gives us immediate confidence in the projected value lift.
How can you De-Risk the Exit Strategy Early?
The single most common friction point in bridging finance isn’t the initial loan setup; it’s an under-prepared exit strategy. As underwriters, our main objective isn’t just getting money out the door; it’s ensuring your borrower has a clear, frictionless route to repay the facility at the end of the term.
While exits generally fall into two categories (sale or refinance), the refinance route often introduces variables outside the client’s control if left until the last minute. This is why planning the refinance early, particularly when transitioning onto a Buy-to-Let (BTL) mortgage, offers the single best opportunity to lock in complete exit certainty right at the start of the bridge.
