Navigating the dynamic landscape of the UK property market can present homeowners with unexpected financial hurdles. That’s where regulated bridging loans step in, offering agile and essential short-term funding.

These versatile loans are designed to seamlessly bridge financial gaps during various property transitions. For instance, a homeowner might need to swiftly secure a new property after an unforeseen chain break, or perhaps they are looking to downsize (or upsize) efficiently. Immediate capital may be required to unlock the true potential of a property through crucial refurbishments or to leverage existing equity for a new investment opportunity. In all these scenarios, a regulated bridging loan could be the ideal solution.

At LendInvest, the team understands the urgency homeowners often face. If a homeowner is seeking rapid funding tailored to their unique circumstances, a bridging loan with LendInvest may be the perfect fit.

Here’s a recent example of how LendInvest was able to cut the complex for one of its clients in Scotland.

Navigating a Difficult Time: A Bridging Solution in Scotland

A broker reached out to LendInvest on behalf of a client who was looking to pay off her existing mortgage and to fund a series of refurbishments to the property that was already underway.

The client’s husband had sadly passed away recently, and she needed to complete the refurbishment, pay off her existing mortgage and then sell the property and use those funds to purchase a new home.

The property is located in a sought-after location and with the benefit of the additional works the client is expected to sell shortly after being put on the market.

The end result? LendInvest secured a loan for £590k, and with the tight timeline of existing lender requiring repayment and funds needed for ongoing works, we were able to complete the deal in a total of 33 days.

How a LendInvest loan can Cut the Complex:

  • Rates start at 0.82%
  • AVMs up to 65% gross LTV and at no cost
  • Dual Representation
