LendInvest launches new EPiC range for green properties
London, 20 October 2021 – LendInvest, the UK’s leading asset manager for property finance, has announced the launch of a new product range that incentivises landlords to refurbish and increase the environmental efficiency of their properties.
The range offers significantly reduced rates for environmentally friendly properties in it’s latest move to support sustainable landlords and reduce the environmental impact of the built environment, going beyond other products available that offer a simple reward for properties with an EPC rating of C or above.
Making homes more energy efficient helps to lessen the environmental impact of the UK’s housing stock, and rewards SME property developers that are getting to grips with the UK’s housing crisis through the provision of good quality energy-efficient homes. With the UK government committing to becoming net zero by 2050 and homes accounting for around 15% of the UK’s carbon emissions, improving the efficiency of the UK’s ageing housing stock is pivotal to achieving this.
To accompany the EPiC products, designed to help lower emissions, LendInvest is working on additional solutions to help borrowers offset their carbon footprint based on the Environmental Impact Ratings of their properties too.
LendInvest will also offer a seven year fixed rate product with rates from 2.88%, a 1% product fee and no early repayment charges in the final year, for properties that are eligible for the EPiC range. This product launch comes ahead of anticipated interest rate rises, giving LendInvest customers the opportunity to lock in at a low fixed rate for longer.
Rod lockhart, Chief Executive Officer at LendInvest, said: “By 2028, all existing private rental property will need to meet a minimum EPC rating of C, yet around 3.2m homes in this sector have an EPC rating of D or below. It is therefore imperative that lenders provide property finance solutions that encourage borrowers to improve both the energy efficiency and environmental impact of their properties.
The launch of this product range is just the next step in LendInvest’s strategy to reward and support borrowers who take their environmental responsibility seriously, by helping to minimise carbon emissions in addition to reducing fuel bills for tenants. As a platform that has offered green initiatives for a number of years now, we hope to broaden this offering in the future, as we continuously seek to work with funding partners and investors that share our ethos.”
