Last year saw a record-breaking year for the bridging market, with over £10 billion recorded in the loan book, and it looks like that record will be shattered in 2025.

The latest figures from the Bridging & Development Lenders Association (BDLA) reveal another increase in lending for the third consecutive quarter, with bridging lender loan books already at £13.7 billion. That is a 51% increase from September 2024.

This staggering amount solidifies that bridging loans are an integral part of the UK property market. These short-term loans provide fast access to capital and allow savvy property investors to grow their portfolios.

From Capital Raise to Refinance: A Dual-Property Bridge-to-Let Case Study

A broker recently approached us on behalf of a highly experienced landlord and property investor looking to raise capital to support two simultaneous HMO conversions. The borrower required a fast and flexible solution that would allow both projects to progress quickly and efficiently. 

The properties, a 4-bed terraced house in Enfield and a 4-bed semi-detached house in Ashford, were both set to be converted into 6-bed HMOs. Both properties were suitable for large value uplift but required substantial refurbishment work, making them ideal for our Bridge-to-Let proposition.

The borrower planned to raise capital across both assets, allowing them to complete the refurbishments to a high standard. They then refinanced onto our long-term Buy-to-Let product once works were complete and rental value had been added. 

Our Bridge-to-Let process allowed the borrower to streamline this journey by securing short-term funding with a clear and efficient pathway to a BTL exit.

We were able to support the client with a combined Bridging loan of £738,750, giving them the liquidity required to complete both conversions within a quick timeframe. 

Upon completion, the borrower exited onto one of LendInvest’s Buy-to-Let products, securing an additional £619,650.
